The historic hotel beside Higgs Beach, on the Atlantic side of the island: a flat bike ride from Old Town and Duval.
See rooms on Booking.com (opens in a new tab)Where you sleep in Key West decides whether your evenings are a walk or a ride. Pick the area first. Six of them are below, each with what it trades and, where Booking.com keeps a list for it, that list at the top of this page. If it is a vacation rental, run the license check before any money moves.
The part you came for: the Duval Street end, the guesthouses, the cemetery, the Hemingway house and the sunset at Mallory Square. Staying here means walking to nearly everything, and it means a car becomes a liability rather than an asset. It is also louder, and the closer you are to Duval the more that matters. Booking.com calls it Downtown Key West, and its list for it is Old Town’s guesthouses, inns and hotels.
Old Town’s harbor, at Key West Bight. The Dry Tortugas ferry leaves from the terminal at 100 Grinnell Street, and so do a good share of the day’s boats: Honest Eco’s dolphin and sunset sail, the Sunset Watersports parasail at 201 William Street and the FishMonster party boat at A&B Marina, 700 Front Street. If the trip is built around an early boat, this is the corner to sleep in, and the hotels near the ferry are timed on foot to the terminal door. Booking.com has no list of its own for the Seaport; those four hotels are the closest we card.
The west end of Old Town, on the old naval station grounds around the Truman Little White House at 111 Front Street, with Fort Zachary Taylor’s beach at its far end. Much of it is a gated neighborhood of private homes, and about 300 of them held special short-term rental licenses under a 20-year settlement with the city. Those licenses ended on 22 December 2025, and owners in one section have taken the city to court over it. Until that changes, a home in the Annex rents by the month, and a listing offering a long weekend there is exactly what the city’s warning below is about. Booking.com has no list that keeps to the Annex.
The Atlantic side of the island, where Higgs Beach sits beside the historic Casa Marina. It is a flat bike ride to Duval and has the island’s best family beach on the doorstep: two playgrounds, restrooms and a restaurant, open 6 a.m. to 11 p.m. It is not a ferry-morning walk, though: the Casa Marina is 1.4 miles from the Dry Tortugas terminal, about 29 minutes on foot. The Casa Marina is the one hotel this page names, in the places to stay at the top.
Toward the airport: newer, quieter, chain hotels, and parking that is not a daily negotiation, and the stop for the Greyhound from Miami is in front of the airport terminal; how to get to Key West has the flights, the bus and the ferry. Smathers Beach is on this side, across South Roosevelt from the runway. The trade is that you are commuting into Old Town every day. Booking.com’s list near the airport prints each place’s distance from it, and not all of them are in New Town, so read the distance before you book.
The next island east, off Key West altogether, and inside the city’s on-demand bus zone (“one zone in Key West, including Stock Island”), so you are not stranded there without a car. Booking.com’s Stock Island page lists Key West’s hotels rather than Stock Island’s, so there is no list for it here.
The honest framing is that Key West is small enough that you do not need a car at all, and the neighborhood decision is mostly a decision about whether you want to walk home at midnight or ride.
Key West has a rule that governs the entire lodging market and that most visitors meet only when something goes wrong: under 30 days is a transient rental, and transient rentals are licensed. Get that wrong and the booking you paid for may not legally exist.
The city’s definition is broad on purpose:
“Transient living accommodations or transient lodging means any unit group of units, dwelling, building, or group of buildings within a single complex of buildings, which is 1) rented for a period or periods of less than 30 days or one calendar month, or which is 2) advertised or held out to the public as a place rented to transients”
Note the second half. A property counts as transient lodging if it is advertised that way, “regardless of the occurrence of an actual rental.” The listing itself is the thing being regulated.
And the licensing requirement is not limited to short stays:
“All residential rental properties are required to have a City of Key West Business Tax Receipt.”
Transient properties need a Florida state license as well, and the city requires a copy of an active state license with renewal payments.
The city splits residential rentals in two:
| Minimum stay | |
|---|---|
| Non-transient | “may not be rented for less than 29 days at a time” |
| Transient | 28 days or less |
Read those against the definition above and they do not quite meet. The definition makes anything under 30 days transient; the category description sets the non-transient floor at 29 days. A 29-day booking sits in the seam.
The city’s documents do not close that gap, and the consequences land on the property owner. If a stay of around a month is what you are planning, call the Licensing Division on 305-809-3959 and get the answer from the people who enforce it.
This is unusually blunt for a municipal FAQ:
“In today’s web-based environment, it has become very easy for illegal vacation rentals to be advertised on various types of social media.”
The city’s advice is to
“confirm the validity of licensed vacation rentals prior to sending payment to the advertiser.”
Before sending payment. That is a city telling you, in writing, that people lose money on Key West rentals that were never legal to advertise.
The city publishes a list of licensed transient properties under the heading 2026 Transient Licensed Properties, alongside a map of them. The list is a plain run of street addresses and unit numbers, headed “Transient as of 9-1-2026”, and it has 590 entries — 580 distinct addresses and units. Search it for the address a host gives you.
The map is marked current as of May 2022; the list is dated 1 September 2026. Use the list, and treat the map as a rough picture of where transient licenses cluster.
The list tells you whether an address is on it, not how many licenses the building holds. For that, the city directs questions about a specific address to the Licensing Department.

If a host cannot or will not tell you their license status, that is your answer.
Transient rentals are not on the city’s list of capped licenses. That list names mobile vendors, pedicabs and taxis, each held at a fixed maximum. Transient rentals do not appear on it, so the scarcity you see in the market is not a published cap.
A few things move the experience more than your choice of street:
Pick the area for the evenings you want: walk home from Duval in Old Town, wake by the boats at the Seaport, keep the beach close on the south shore, or park easily in New Town. Then, for a rental, check the license before any money moves. The building is your call.
The city defines transient lodging as anything rented for a period of less than 30 days or one calendar month, or advertised to the public as a place rented to transients — whether or not a rental actually happens.
Legally, only if the property holds the right license. Short stays are not banned outright, but every residential rental needs a City of Key West Business Tax Receipt, and transient rentals need a Florida state license on top of it.
A non-transient residential rental may not be rented for less than 29 days at a time. Anything shorter has to be a licensed transient property.
The city publishes a list of licensed transient properties and a map. It also tells visitors to confirm a rental's validity before sending money, and takes questions on 305-809-3959 or at licensing@cityofkeywest-fl.gov.
No. The city's list of capped licenses names mobile vendors, pedicabs and taxis, each held at a fixed maximum. Transient rentals are not on it.
Old Town puts you walking distance from almost everything and makes a car a liability. New Town is quieter, closer to the airport and easier to park at, but you will be commuting to the part of Key West you came to see. The south shore by Higgs Beach and the Casa Marina is the middle option — on the Atlantic, a bike ride from Duval.
The city's list of transient licensed properties, dated 1 September 2026, has 590 entries — 580 distinct addresses and units. One address can hold several licenses, so for a specific property ask the Licensing Division on 305-809-3959.
Not by the night or the week anymore. About 300 Annex homes held special short-term rental licenses under a 2005 settlement with the city, and those licenses ended on 22 December 2025, so homes there rent by the month. Owners in one section have sued the city over it.
It affects when, and it affects your cancellation terms more than your neighborhood. Read the property's own policy rather than the platform's summary of it.
